Why use a fire sprinkler system?

The sprinkler system is designed to detect heat from a fire which will then automatically activate a flow of water that will either extinguish or slow the fire from spreading.

 

The sprinkler can be activated early enough to suppress the fire and allow building occupants to safely evacuate the premises before the fire spreads. In addition, a sprinkler system can reduce the severity of a fire enough to allow firefighters to contain the affected area.

 

What are the requirements?

 

The Government requires that all buildings must be constructed and designed to meet the standards set out in

the approved documents that make up the Building Regulation.

 

The Building Regulations understand that sprinkler systems installed in houses can help to reduce the risk of injury and death as well as significantly reducing the degree of damage caused by fire.

 

However, there is no requirement for fire sprinkler systems to be installed if the regulations are met through alternative means, such as additional points of escape. The installation of fire sprinklers has been a requirement on new buildings above 30 metres in height since 2007.

 

Adding to the 2007 amendments of the Building Regulations 2000 they prescribe new building height and size thresholds for the mandatory fitment of sprinklers in new commercial buildings as well as major refurbishments and retrofits to existing structures.  Under these regulations only warehouse premises in England and Wales of 20,000m2 or above must be fitted with sprinklers.
